Testing development viability in high density city centres
Three Dragons is currently undertaking a strategic viability assessment of the Spatial Framework for Greater Manchester (commissioned by the Greater Manchester Combined Authority) in accordance with national guidance. The ten authorities across greater Manchester span a mix of development types from lower density greenfield suburban housing schemes through to high density city and town centre living. Three Dragons understands that high density developments have their own viability profile and assessing viability requires specialist knowledge.
The work for the GMCA is informed by locally derived information but also by the detailed review Three Dragons undertook on behalf of the GLA, as evidence for the London Plan examination (our report can be found here). Market values, build costs and the amount of space given over to common areas all vary with building height and are to be factored in to the viability assessment, for open market sale, private rent and affordable housing units.
